Here are 8 points you should make sure you, and your agent, are on top of when you are getting a mortgage for a condo:

1. Has the builder, if new construction, turned over control of the HomeOwners’ Association (HOA) to the homeowners?
2. Is there any pending litigation against the HOA or the builder?
3. What percent of the units are owner occupied versus non-owner occupied?  Most lenders are requiring 60% – 70% owner occupied.
4. Are there any special assessments currently outstanding for the HOA?
5. Does any individual own more than 10% of the total number of units?
6. What percent of the units are delinquent in their HOA dues?  The maximum is 15% over 30 days late.
7. If it is a mixed use building, does the commercial square footage exceed 20%?
8. Was the subject property recently purchased by the seller? (Is it a “flip?”)
